Don Little joined Orchard Partners in April 2022, continuing his distinguished career in Bay Area and West Coast commercial real estate.  As a Partner with Orchard, he brings over 33 years of development experience with an established record of profitable operations in multiple markets and product types, including industrial, office, mixed use and land. He also has extensive experience in large project entitlements and multi-agency approvals. Little’s background includes development in both public and privately held platforms.

To date, Little has acquired over 1,400 acres of land and developed over 10MSF of industrial projects on a speculative and build to suit basis. He has also directed the entitlements for over 18MSF of large scale developments in the Bay Area.

Don’s style is highly focused and decisive with consistent results identifying, programming, and executing complex and collaborative project approvals and successful vertical developments. He benefits from a well-established and trusted reputation in the industry and the public sector throughout the Bay Area. Little was born and raised in the Bay Area and graduated with a BA in Economics from the University of California Los Angeles.

Little commenced his development career with the Koll Company in Northern California where he became the regional lead for Northern California. Thereafter he joined Catellus Development to lead development operations in Northern California and the Pacific Northwest. From 2000 to 2009 he was the Regional Senior Vice President for Opus West Corporation, leading three full service offices providing development, construction, architecture and property management. During his nine years with Opus, Northern California achieved an average return on equity of 35% (after tax and 10% charitable). He joined Orchard Partners after concluding an eight-year career with Trammell Crow Company that included work for Google on their Downtown West project in San Jose as well as a range of industrial developments throughout Northern California.
